Homeowner Sean Jones told the commission the existing slate was leaking, had internal water damage and moss growth; he presented a proposal to replace about 2,100 square feet of roof with architectural shingles, include ice‑and‑water shield, replace plywood sheathing as needed and install a 13‑panel, 5.23 kilowatt rooftop solar system.
Commissioners and neighbors said they regret the loss of original slate but acknowledged the roof’s condition. Resident Mary Seymour and another commenter urged preservation of original materials when feasible. The homeowner and his installer said the roof replacement is required for insurance and structural reasons regardless of solar; the solar equipment would be black panels with minimal visibility and conduit run to the basement and rear of the house where feasible.
The commission’s approval covered the shingle reroofing as replacement in kind for a failing roof and included a condition that the applicant return for separate approval if solar hardware (panels, conduit, visible meters or disconnects) would be visible from the public way. The chair and commissioners clarified that changes to color or visible conduit would require another submission. The applicant said the project team would email commission staff if required site constraints forced design changes.
The motion to approve the roof replacement carried on a recorded affirmative vote. Commissioners emphasized that any visible solar equipment would require return to the commission for review.
