Hilliard BZA approves variance for larger accessory structure at Pettibone home on Hilliard Rome Road

The Hilliard Board of Zoning Appeals approved a variance to allow a larger accessory structure at 2893 Hilliard Rome Road, the board said at its meeting.
Staff told the board the applicant seeks to replace an existing garage with a new detached building and to later relocate and attach the existing garage to the house; staff recommended approval with five conditions.
Staff said the proposal calls for a 36-by-60-foot detached garage on the property’s current garage footprint and that the relocated/attached portion would meet side-yard requirements for the zoning district. Staff also said the property previously received a variance that had permitted a 1,586-square-foot accessory structure and a height increase from 14 feet to 16.5 feet, and that the applicant now proposes a slightly larger building to accommodate longer equipment.
Jason Pettibone, the applicant and homeowner at 2893 Hilliard Rome Road, told the board he has commercial equipment and trailers that he currently stores on a leased commercial lot in Reynoldsburg and that he has experienced break-ins there. “...there’s some more expensive equipment and things I’d like to keep at the house. And with this building, I’d be able to do it enclosed where it wouldn’t be visible,” Pettibone said. He said he had procured a pole barn and a container he intends to place on the property and that he would pursue driveway paving and a curb cut as needed after consulting Franklin County engineers.
Board discussion was brief. A board member moved to approve a variance to Hilliard code section 1121.02b7 to increase the maximum permitted size for an accessory structure, with the five conditions recommended by staff; another member seconded. The clerk called the roll. The vote was recorded as: Epling — yes; Antle — yes; Steele (president) — yes; Mills — yes; McGee — yes; Barfield — yes; Deisel (vice president) — yes. The motion carried, 7–0.
The board did not identify any public commenters opposed to the request. The file will reflect the five staff conditions stipulated at approval.
