ZBA keeps KidStrong renewal open for Suffolk County Planning; landlord asked to remove unpermitted signage

Anthony Guardino of the law firm Farrell Fritz represented KidStrong and said the children—s gym has been operating under a 2023 board approval and that the business occupies roughly 3,000 square feet of an in-line shopping center. Guardino said operations have not changed and that planning staff found the use to be in accordance with the approved site plan.
Board members and the applicant—s representatives discussed several unpermitted flags, banners and promotional balloons at the shopping center, with one board member reporting multiple flags and "two dozen permanent big balloons" at the Popeyes location in the same center. Guardino, who also represents the landlord, said he had raised the issue with the landlord—s representative and would ensure unpermitted signs and flags were removed. The board said it needs a Suffolk County Planning memo before rendering a decision and kept the record open.
