Board approves minutes, defers two local historic designation cases and indefinitely defers one COA

At its Jan. 16 meeting the Coral Gables Historic Preservation Board approved minutes, agreed to defer two local historic designation (LHD) cases to future meetings and indefinitely deferred a special certificate application for 1203 North Greenway Drive after failing to reach the applicant.
The Coral Gables Historic Preservation Board opened its Jan. 16 meeting with routine procedural items: approval of the September minutes by voice vote, and several calendar management actions.
Staff reported two requests to defer local historic designation hearings: case LHD2023001 (645 Majorca Avenue) was requested to be deferred to the March 13 meeting; case LHD2024015 (2716 Cordova Street) was requested to be deferred to the Feb. 13 meeting. The board accepted those deferral requests.
On a separate agenda item—a special certificate of appropriateness for 1203 North Greenway Drive (case COASP 24-2024-034)—staff told the board the applicant had not confirmed attendance despite multiple notifications. No one asked to speak for or against the item, and the board agreed by consensus to indefinitely defer the matter pending applicant confirmation and re-noticing.
The chair also reminded attendees that five board members constitute a quorum for quasi-judicial items and reviewed ex parte communication and lobbyist registration rules. The meeting proceeded afterward to the day’s substantive COA items.
