Board approves redesigned additions and garage relocation at 4210 Santa Maria Street

The Coral Gables Historic Preservation Board voted to approve a revised design proposal and a variance for side setback at 4210 Santa Maria Street on Jan. 16.
The applicant returned with a redesign that moved and reconfigured the garage and reduced the visual massing at the front, following prior board comments. The board approved the special certificate of appropriateness for additions, interior remodeling and site work including a new gazebo and pool; a variance was granted to allow a proposed addition to have a reduced side setback of approximately 3 feet.
Staff told the board the redesign addressed earlier concerns and that the most affected neighbor submitted a letter of support. The board discussed neighbors’ input, the relocation of the garage to improve the composition of the front facade, and how the changes preserved the house’s character while providing functional improvements. The motion incorporated staff conditions and a finding that the variance met the zoning criteria.
The motion was approved unanimously by roll call. The applicant agreed to the staff conditions recorded in the staff report and to provide any additional documentation requested by staff during permit review.
