The Florence City Planning Commission approved a sketch plan for the Retreat at Oakdale, a proposed cluster-style subdivision off Lake Oakdale Drive that staff said complies with the city’s Unified Development Ordinance.
Miss Lane, planning staff, told commissioners the property is already within the city limits and zoned appropriately. The development covers about 35 acres with roughly 109 parcels. Under the cluster proposal, lots would be about 6,000 square feet and the plan would retain about 35% of the site as open space.
Commissioner Moses asked about fire protection. Miss Lane said the city requires fire hydrants within a specified distance of homes; the fire marshal reviews hydrant placement and access so fire trucks can maneuver throughout the neighborhood, and building construction must meet applicable fire-code separation and firewall standards.
Because the item was a sketch plan review, no public hearing was required. After questions, the commission moved and seconded approval and the motion passed.
