Planning board recommends approval of Public Storage plat in Pembroke Park

The Town of Pembroke Park Planning and Zoning Board recommended approval of Public Storage Plat 23-3 (Plat 1) at its meeting, forwarding the item to the Town Commission for final action.
Town Planner James Cahn of Keith and Associates told the board the filing is a plat — a legal record of the site — and that the site plan and parking had already been reviewed by the board. "Before you get a building permit, you have to have a plat," Cahn said. He said the plat records two openings on 31st Avenue and guarantees there will be no access to Pembroke Road, leaving site access on the side street.
The plat is largely procedural, Cahn said, but includes two conditions staff recommended before recording: that the plat cover page be signed and sealed by the surveyor and by all owners, and that the county development review report’s listed conditions be satisfied. "The county will take it from here and go through the recording process and put it in the public records," Cahn said.
Board members voted to recommend approval to the Town Commission. The motion was made by Board Member Paulette Walker and seconded by Board Member Evelyn Cunningham; Walker, Cunningham and Vice Chair Gary Schrader voted yes and the motion carried.
The recommendation now goes to the Town Commission, where staff conditions recorded on the county development review report must be met before recording and before a building permit can issue.
