The Planning Commission voted unanimously to approve a proposed warehouse with an office fronting West Rutherford Boulevard, subject to all staff comments.
Staff said the office portion will occupy the buildings front elevation facing Rutherford Boulevard and that the design meets the citys guidelines requiring building breaks roughly every 40 feet, with brick at the base and metal panels on upper portions. Staff also said the use was classified as "contractors construction equipment, sales, rental and repair," which is allowed in the LI zoning district.
The project team described the site layout as parking primarily in front and on the side of the building. Staff noted the business will occupy a leased space now owned by the business and pointed out that the future extension of the adjacent roadway could require a future city connection if a portion of West Rutherford Boulevard is abandoned. Staff concluded that landscaping requirements were met and recommended approval subject to the listed staff comments.
A motion to approve the application subject to staff comments was moved and seconded; recorded votes were all in favor. Commissioners voting "aye" were Ms. Jayco, Ms. Sablewater, Mr. Carroll, Vice Chair Halliburton, Mr. Prince and Mr. Wright. The motion passed.
