Commission approves AEP site changes on West Goodale Boulevard with conditions for landscaping plan review

The Grandview Heights Planning Commission approved a major site-plan amendment for the AEP property at 1291 West Goodale Boulevard, authorizing a relocated entry and a new egress drive intended to improve truck circulation and bring large vehicles fully off Goodale Boulevard.

Connor Heiser, standing in for the applicant’s designer, described modest demolition, relocation of an existing island, a new concrete pad, card reader and relocated parking. Staff presented diagrams showing how the new egress drive would allow tractor-trailers to complete turning movements without blocking Goodale Boulevard. The city engineer and police department reviewed traffic impacts; staff said AEP represented the deliveries as only one or two truck trips per day and that those agencies did not object to the change. Staff recommended approval subject to final review of planting and right-of-way work by the service department.

Commission questions focused on compatibility with a possible future Palmer connector, fence and gate materials, and preservation of existing landscaping in the city right-of-way. Commissioners asked that new fence materials match existing black vinyl-coated chain-link and that the applicant coordinate planting types with staff. A motion to approve the application carried on roll call. The record shows yes votes from Commissioner Evans, Mister Bach, Mister Mallard, Mister Kaskiske and Chair Gentry; the commission approved case 4-2025.
