Mike (consultant town planner) told the commission the town code treats self‑storage like warehouse space for parking calculations and that the raw code requirement would have required more than 300 spaces. He said the applicant proposed a total of 29 parking spaces, a number he said is “consistent and compatible with other self storage facilities within the town of Pembroke Park.” He also said the plan calls for demolishing the existing buildings and constructing a single building of 210,775 square feet with vehicular circulation around it.
After the presentation, commissioners voted on each resolution. Both motions passed on roll call; the clerk recorded the motions as carried.
The approvals were granted conditionally as part of the quasi‑judicial record; the town attorney asked that anyone speaking be sworn and that evidence be included in the clerk’s record. The planning consultant and the applicant were present to answer commissioners’ questions during the hearing. No substantive public opposition was recorded on the transcript.
