County staff said QuikTrip owns adjoining parcels and that the comprehensive plan’s future‑land‑use map shows commercial use in the vicinity, supporting the waiver criteria in Article 8 of the UDC; staff recommended approval. Commissioners voted to grant the waiver; no public comment was recorded at the meeting.
The waiver will allow the developer to proceed with the submitted site plan subject to standard permitting and landscaping shown on the development plan; planning staff will verify landscaping and other requirements during final review.
