Planning staff presented two linked agenda items (18 and 19) concerning amending conditions of zoning to add townhomes to planned residential developments on Old Winder Highway.
Item 18 would add 38 townhomes on a 10-acre parcel to a previously approved PRD; item 19 would amend conditions on an adjacent 20.02-acre PRD to add another 38 townhomes, bringing the combined total to 120 townhomes for the overall development area after the additions. Beth Garman said the Planning Commission recommended approval of the separate items with multiple conditions.
Garman told commissioners the applicant requested removal of condition 27 in one file; that condition required the detention pond at the rear of the property to be designed to avoid directing stormwater runoff toward the adjacent southern tax parcel (15038000010). Commissioners discussed the stormwater concerns and Garman pointed to the site plan and stormwater reports supplied in the packet; she said the added acreage marginally lowers the overall density and that staff would bring the items back with the full conditions for the board's formal action.
No formal vote was taken in the work session; staff indicated both items will be presented separately for action at the voting meeting.
