LaSalle Zoning Board backs special-use recommendation for Bauer family lots

The LaSalle County Zoning Board of Appeals voted to recommend approval of petition 24-28, a special-use request from members of the Bauer family to divide two parcels under 35 acres from an A-1 district farm in Dimock Township so two homes may be built for family members.
The petition was reopened after the board recessed the item at its Dec. 18, 2024 hearing to allow corrected legal descriptions to be recorded. Brian Gift, LaSalle County land use director, told the board the deeds had been resurveyed and the recorder’s office received corrected descriptions the day of the hearing.
Scott Bauer, representing petitioners Gary, Arlene and Leslie Bauer, said his parents want to divide two parcels at the north end of the farm so his adult children, Aaron and Caitlin, may build homes near the family farm. “They would like to build houses close to the family farm,” Bauer said. “My son’s 27 and my daughter’s 23.”
Under LaSalle County procedure the board completed the required finding of fact under Section 14.10-5 of the LaSalle County Zoning Ordinance and asked whether the special use would be injurious to the neighborhood, increase hazards, diminish property values, increase traffic or flood risk, or otherwise impair public welfare. Board members recorded affirmative answers on each factor and then moved to recommend approval of the petition to the County Board.
The motion to recommend approval passed on roll call. The board recorded yes votes from Seville, Whipple, Meyerhoffer, Lewis, Blankenship and the other present members; the chair said the motion passed. Brian Gift said the petition will be presented to the LaSalle County Board on Feb. 13.
The board did not attach additional conditions beyond the standard findings; recorded testimony and the land-use packet showed notices were published Dec. 2 and mailed to adjoining owners Nov. 27. Brian Gift confirmed no written public comments or other evidence had been submitted to the office before the hearing.
The zoning board’s recommendation now goes to the County Board for final action on Feb. 13; the board packet and recorded testimony will be part of the County Board record.
