The Planning Commission approved both the concept plan and development plan for the Anson office building (Dockets PC-24-051 CP and PC-24-052 DP) after staff and the technical review committee reported the proposal conforms to the UDO and project-specific comments were minor.
Engineer Nick Schmidt of Fritz Engineering presented the plans for an approximately 85,100-square-foot office complex on a vacant lot off Perryworth Road near the WoodSpring Suites. The petitioner said the building would be divided into four tenant spaces; at the time of the hearing they had letters of interest from a dentist and a real-estate company. The proposal uses a private drive off Perryworth Road for access; planning staff requested a right-in/right-out modification further north and petitioner representatives said they were coordinating ownership and right-of-way details.
Staff told the commission the tech-review committees had reviewed the concept and development plans and found them in compliance with the UDO; staff recommended approval of both actions subject to standard conditions and minor county surveyor drainage comments. The petitioner said the county surveyor’s drainage comments received Thursday were minor and would be addressed in the final engineering submittal.
With no public comment, commissioners asked about tenant type and access; the petitioner responded the building is general office space and noted a proposed right-turn lane and coordination over a remnant parcel near the roundabout. A commissioner moved to approve the concept plan and then separately moved to approve the development plan; both motions passed on voice votes.
The approvals allow the developer to continue detailed engineering and permitting. The petitioner will address technical drainage comments and finalize any easement or ownership questions regarding the nearby remnant right-of-way before building permits are issued.
