The Whitestown Planning Commission on an 7-0 voice vote reapproved the primary plat for the Enclave at Whitestown (Docket PC-24-048) after the petitioner said it relocated a planned sanitary lift station onto an internal lot and split the subdivision into two sections.
The action matters because the relocation of the lift station changes the infrastructure sequencing: the developer said moving the lift station off the western property line reduces the need to construct the entire subdivision in a single phase and increases the common-area buffer along the western boundary.
Bruce Fagan of Davis Homes presented the change to commissioners, saying the relocated lift station “got us closer to the sewer main that we'll be tying into” and allowed creation of Section 1 and Section 2 so the subdivision need not be built “all in one move.” A planning staff report reviewed the revised primary plat and recommended approval, noting the number of lots was not increased by the change.
Commissioners asked whether the lift station parcel would be landscaped on the side that faces the road. Fagan said the developer would “absolutely” add landscaping and would entertain a gate if public works allowed a gated service drive. The commission recorded no public comments during the item’s public hearing.
After discussion, a commissioner moved to approve the primary plat “as presented and described based on the staff report and staff recommendations and the submitted findings of fact.” The motion was seconded and passed by voice vote.
The reapproval is conditional on the staff report and findings of fact attached to the motion; no changes to the lot count were reported. The petition will proceed next steps according to customary engineering and permitting review required by town staff.
