The committee approved the preliminary plat for Sand Creek Hills, a six-lot residential subdivision proposed by Secluded Land Company on Jan. 15. The property is a 17.65-acre tract at the intersection of State Highway 64 and 800 10th Street in the Town of Sand Creek.
Staff said all lots are at least 1.5 acres, which exempts the plat from state-level review, and that soil borings indicate all six lots can support either conventional or mound septic systems. The developer will dedicate a strip of land to the town to increase the overall right-of-way to 82.5 feet and to better encompass the traveled portion of the roadway; staff said that dedication will be accepted by the town at the final plat stage (state law requires town acceptance of final plats where towns are approving authorities).
The town of Sand Creek does not have a land division ordinance and took no action on the preliminary plat; staff said the county has nonetheless obtained the town’s input that the town does not object and that the town will be an approving authority on the final plat. The committee moved and approved the preliminary plat by voice vote. Staff said engineering plans were not required for the preliminary plat because the lots front on an existing public road and no new public streets are proposed; staff will continue to coordinate necessary final documentation and town acceptance.
