The Johnson City Regional Planning Commission voted Jan. 14 to approve an amended preliminary plat for the Village at Beechwood Meadows that adds one lot and reconfigures active open space.
Planning staff said the amendment adds a single lot (labeled lot 26) by shifting lot lines and reduces passive open space by about one-tenth of an acre while increasing the percentage of active space. The previously approved plat from April 9, 2024, had a walking trail that is being removed and replaced with more concentrated park amenities including picnic areas and a dog park; staff said the change still meets subdivision ordinance requirements for lot size, setbacks, roads and sidewalks.
Commissioners praised the developer for coming back to the commission with the amendment and noted the shift to active park space was a positive change. A motion to approve the amended preliminary plat carried on a unanimous roll call.
