Board takes first readings on pickleball center at 6451 Main St. and daycare expansion at 5633 Dempster

Nolan said the proposal would occupy a portion of an existing industrial building not used by the primary tenant (Gil Sewing) and would include six pickleball courts, seating and a first-floor bar; the second floor could later host a virtual-sports/golf amenity. The applicant obtained a parking variation and intends to reconfigure and expand parking to serve both uses. Nolan told the board the Plan Commission approved the proposal unanimously.
PC 24-09 would amend an existing special-use permit (Ordinance 17-25) to allow expansion of Poco Loco School Incorporated at 5633 Dempster Street. The project would remove an existing single-family home and garage, build a new playground and a four-space parking area on that parcel, and re-stripe three spaces in the primary parking lot on Major Avenue. The applicant proposes seven new spaces total and has requested a maximum enrollment increase to 160 students, which Nolan said matches the capacity approved for the operator by the Illinois Department of Children and Family Services (DCFS). Nolan said the Plan Commission recommended approval of the amendment.
A resident urged moving proposed bollards inside the daycare fence “to look out for the kids,” and also asked that the owners help clean the edge of the nearby forest preserve, saying he had observed litter. The transcript identifies the speaker only as a resident; the board took no action and both items were recorded as first readings (no vote).
Trustee Whitko later stated the ordinances (25-2 and 25-3) were before the board as first reads and that no action would be taken that night.
Why this matters: the pickleball proposal would introduce a commercial indoor recreation use and require parking adjustments; the daycare expansion would change site use and raise the facility’s permitted enrollment, both of which affect neighborhood parking, traffic and child-care capacity.
The proposals will return to the board for future consideration after the statutory notification and review process.
