Area Plan Commission backs rezone of 1475 Navco to general business with commitments

The Area Plan Commission on Jan. 15 recommended approval of Z2959, a request by Domino Group LLC to rezone property at 1475 Navco from I3 (industrial) to GB (general business) with commitments, forwarding the recommendation to Lafayette City Council.
The commission voted 13–0 in favor of the rezone recommendation. The petitioner filed commitments that prohibit certain adult-related uses; the commission voted first to approve those commitments unanimously and then to recommend the rezone with the commitments attached.
APC staff said the county comprehensive plan designates the area for industrial uses and that staff could support a rezone to I1 or I2 but not to GB “with no proposed use,” and recommended against the specific GB request. An APC staff member noted that the plan calls for McCarty Lane to act as a dividing line with industrial uses to the north and more commercial/transition areas to the south.
Kevin Riley, attorney with RTS Law representing the petitioner, told the commission the site consists of three platted lots (one developed, two undeveloped) and said market interest for small industrial tenants has been limited. Riley said the petitioner discussed commitments with the City of Lafayette and that the submitted commitments reflected city requests; he asked the commission to approve the request and answer questions.
Commission members representing the City of Lafayette said they had worked with the petitioner on the commitments and supported the rezone recommendation. With the approved commitments attached, the commission voted to forward the item to Lafayette City Council for final action. The city council is scheduled to consider the matter on Feb. 3, 2025.
