Residents oppose Jacksons gas station plan as Planning Commission recommends annexation and BC zoning with conditions

The Nampa Planning and Zoning Commission on Jan. 14 recommended that the City Council approve annexation and Community Business (BC) zoning for a 15-acre parcel at 0 Ustick Road to allow a Jacksons fuel station and convenience store, subject to conditions including a 10-foot landscape setback on the parcel’s east side.

At a public hearing, Connor Lindstrom, an engineer representing Jackson Food Stores, told the commission the company plans to develop roughly 2.75 acres in the parcel’s northwest corner for a 5,000-square-foot convenience store, vehicle parking and a fuel canopy. “Jackson’s only proposes to develop the northwest corner,” Lindstrom said. He also said the project would connect to city water and sewer when sewer becomes available and that a temporary connection may be used until a trunk line on Eustic Road is extended.

The staff report presented by Rodney Ashby, director of planning and zoning, said the property is contiguous with city limits, lies within the city’s future land-use influence area, and can be “stretched” from a community mixed-use designation to a commercial/BC zoning one under the comprehensive plan.
