BZA approves conditional use for tobacco store at East Bridal Street shopping center

The Pataskala City Board of Zoning Appeals on Jan. 14 approved a conditional use (CU-24-009) to allow a tobacco store to occupy one unit of an existing multi-tenant building at 14946 East Bridal Street.
Planning staff said the property is zoned General Business and that retailing tobacco products is a conditional use in that district under section 1249.04(part 19) of the Pataskala Codified Ordinances. The tenant proposed no exterior site changes other than signage; staff noted the existing parking supply (about 107 spaces) exceeds the ordinance minimum for the entire building, and signage will be subject to chapter 1295 permitting requirements.
The applicant, Adam Elarbid, testified that the business will offer cigars, smoking products and vape supplies and estimated 2 to 3 full-time employees. The Fire District requested that the tenant schedule an inspection with the fire marshal when the tenant’s remodel is complete and again before opening; the board made addressing the Fire District’s comments a condition of the approval.
A motion to approve CU-24-009 passed on a roll-call vote with unanimous affirmative votes from members present. The board added the standard condition that the conditional use must be carried out within six months under section 1215.09 of the Pataskala Codified Ordinances.
The planning office will track the applicant’s permit filings and coordinate with the Fire District on inspections.
