The Pataskala City Board of Zoning Appeals approved a variance (VA-24-026) on Jan. 14 allowing a front-porch addition to encroach into the front-yard setback at 133 Annette Drive.
Planning staff said the home and adjacent lot are nonconforming by area and width for the R-20 district; the existing house is 40 feet from the front property line in a district where the front-yard setback is 50 feet. The applicant requested permission to build a 10-foot front porch that would result in a 30-foot setback from the property line. The applicant and an agent, Britney Skyberry, told the board the porch addresses safety and will improve the house’s appearance; the existing sidewalk will remain.
Board members reviewed the area-variance findings, including the nonconforming status of the lot and whether the variance is the minimum necessary to afford relief. The board concluded the request met the required findings and approved the variance. The approval includes a condition that the applicant obtain all necessary permits from the City of Pataskala and the Lincoln County Building Code Department within one year of approval.
Board members accepted the findings of fact for VA-24-026 later in the meeting.
