Council approves 84 Ventures request to reclassify 193 acres near Rokeby Road for residential growth

The Lincoln City Council approved Comprehensive Plan Amendment 24006, allowing 84 Ventures LLC to change the city-county 2050 future land-use designation on roughly 193 acres at South 84th Street and Rokeby Road from agricultural (Tier 3) to a Tier 1B priority growth area and urban-residential future land use.

Mike Eckert of Civil Design Group, appearing for 84 Ventures LLC, told the council the company owns the 193-acre site and has worked with city wastewater and planning staff to show the property can be served by gravity sewer in places and that water lines are due to be extended along 84th Street this year. He said the parcel is within a half-mile of the south beltway and is adjacent to existing schools and neighborhood amenities.

Eckert said the site may not be fully developed at once; the extent of development will depend on gravity-sewer connections and gravity-sewer policy. He described expected revenues from sales tax and impact fees as local benefits of bringing the land into the city’s service area.

Council members voted to approve the amendment on a recorded roll call. City planning staff told the council the measure was recommended unanimously by the planning commission and that no public opposition appeared at the commission hearing.

What happens next: approving the comprehensive-plan amendment changes the policy maps that guide future rezoning and subdivision decisions; subsequent rezoning, annexation, or development proposals would require separate approvals.
