Planning Commission approves sketch plan for Retreat at Oakdale subdivision

The Florence City Planning Commission on a voice vote approved the sketch plan for the Retreat at Oakdale, a planned cluster-style subdivision on Meadows Road.
Planner Elaine Lane told commissioners the property is inside the city limits and appropriately zoned. "It consists of about 35 acres and 109 parcels," Lane said, and the design proposes lots of roughly 6,000 square feet with about 35% of the site preserved as open space. Lane said the plan complies with the Unified Development Ordinance (UDO) provisions for cluster development in the RG‑2 district.
The recommendation from staff followed a standard sketch-plan review; because the item was a sketch plan, Lane said there was no public hearing. Commissioner questions focused on fire protection and hydrant placement. "We do require fire hydrants to be within a certain amount of feet of homes along streets," Lane said, and she added that the fire marshal reviews location and truck maneuverability during development-plan review.
After a brief exchange, a commissioner moved to approve and the commission voted in favor. The commission did not record individual roll-call votes in the transcript; the decision was announced as an approval.
With sketch-plan approval, the developer will proceed to the next, more detailed plan-review steps required by the UDO before building permits are issued. Staff will review fire, utility and construction details in subsequent reviews.
