Planning staff explained the proposal would divide the existing combined parcel into three legal parcels that will each meet minimum zoning requirements for their respective districts. “The petitioner here tonight is seeking approval to split the property into 3 parcels,” administration said during the presentation. Parcel A (red on the plan) will contain Griffith Veterinary Hospital; Parcel B (yellow) and Parcel C (blue) are zoned R‑5 for single‑family development and the owner intends to hold them for single‑family homes.
Why it matters: the split is intended to reflect the building footprint and to allow the two residential parcels to be developed separately. Planning staff said the proposed parcels comply with required setbacks, and that the residential parcels have direct access to Carlson (an arterial) to avoid land‑locking.
Petitioner Walter Pecanak, who identified himself as the contractor and owner, told commissioners the parcels were combined during the veterinary hospital’s development and that splitting them now “works out for the best.” He thanked planning staff for their help with approvals.
Commissioner Sam Durante moved to forward case number 1532E (land division approval for Griffith Veterinary Hospital) to city council for approval. The motion was seconded and the roll call vote was unanimous in favor. Staff advised the petitioner to consult administration about next steps and required submittals for council review.
Next steps: the matter will be placed on the city council agenda for final approval; petitioner was encouraged to coordinate with administration for the council packet.
