The Town of Templeton Planning Board voted unanimously Jan. 14 to approve a plan submitted by Edward Bridal to divide an existing parcel on South/Patriots Road, creating a new lot of roughly five acres.
Board members said the submission included the materials required for an endorsement that approval under the Subdivision Control Law was not required and met the board's checklist for an Approval Not Required (ANR) filing. Charlie (Planning Board member) read items the board verified on the plan, including owner identification, zoning classification, abutter names, permanent monuments and a description of lot areas and frontages.
The plan shows the remaining and new lot frontages and adequate lot areas for each parcel, and the board discussed measurements (speakers referenced frontage numbers such as 147.75 feet and other frontage figures). The plan was identified in the floor packet and the board confirmed there were no written public comments or emails on the file.
Board members noted a clerical fee issue: a $600 check had been submitted though the town fee was $300; the board asked staff to arrange a $300 refund to the applicant. After a motion to accept the plans as submitted, the board conducted a roll-call vote and approved the plan unanimously (Dennis — yes; Frank — yes; Charlie — yes; Mike — yes; Bruce — yes). The board directed staff to prepare a written decision for signature and filing.
The planning-board staff said the signed decision will be written up and can be filed with the registry of deeds after required signatures and the 20-day period for recording.
Copies of the board's checklist items and the plan are on file in the Planning/Development Services office.
