The Stow City Board of Zoning Appeals granted variances on Feb. 11 to allow several accessory structures at 1075 Springdale Road to remain in place, resolving an open zoning violation, and attached a condition that a carport adjacent to the house be removed within 60 days (not to exceed 90 days for inclement weather).
Staff said the 0.92‑acre R‑1 property contains a preexisting pole barn (960 sq. ft.) that predates the current ordinance and several additions built without permits. The board considered three variance requests: to allow a single accessory structure to equal 1,340 sq. ft. instead of the permitted 800 sq. ft.; to allow total accessory structures of 1,934 sq. ft. instead of the permitted 800 sq. ft.; and to allow one accessory structure to sit 5 ft. 1 in. from the principal structure instead of the required 12 ft.
Mrs. Watts, speaking for the applicant, described the small carport near the house as a temporary shelter for a tractor and small equipment and said the family intends to relocate those items into the pole barn when space is readied. “This is all my husband's doing, and he just happens to be at work,” she said when asked to present the case. She confirmed much of the additional coverage is for storage of typical residential equipment.
Board members noted the pole barn addition and other structures are largely open roofs or lightly built features; removing the temporary carport located 5 ft. 1 in. from the house would eliminate the principal‑structure‑setback violation and substantially reduce total accessory area. One member proposed approval with the removal condition, and staff asked for language allowing up to a 90‑day extension for inclement weather. The board voted to approve the variances with the condition that the carport be removed within 60 days, not to exceed 90 days in case of inclement weather. Members recorded approval on a roll call vote.
Staff will monitor compliance and return the case to the board if the carport is not removed within the prescribed time frame.
