The Town of Miami Lakes Planning and Zoning Board postponed consideration of a variance to allow a 24‑by‑12‑foot gazebo on the west side of a corner lot after the applicant was not present and a representative asked to postpone.
Planning staff presented VARH2024‑0517 and recommended approval, noting the application met five of the seven variance criteria. "The staff recommends approval of the application because they meet 5 of the 7 criteria," planning staff member Justin Telleria said.
A representative, Aldo Gomez, appeared but the property owner was not present. The board asked whether the hearing should be postponed; a motion to postpone carried by voice vote. The board did not take a final vote on the requested variances.
The packet shows the applicant sought a variance from section 13‑1502 to allow a gazebo with a 10 foot 6 inch setback from the side facing the street where 15 feet are required, and a variance from section 13‑1502 Article 3 to allow a 6 foot 6 inch setback from the residence where 10 feet are required. The board deferred action to a later meeting so the applicant or a representative can attend and answer questions.
