Aventura defers multiple zoning and future-land-use items for Biscayne Boulevard site to Feb. 4

The Aventura City Commission on Jan. 14 voted unanimously to defer four related zoning and comprehensive-plan items affecting land near the northeast corner of Biscayne Boulevard and Northeast 213th Street to the Feb. 4, 2025 commission meeting.
City Manager request: The city manager told the commission that each of the items should be deferred to Feb. 4, 2025, and the commission obliged with separate motions and roll-call votes.
What was deferred: The items read into the record and deferred were: (1) a second-reading ordinance to add a Town Center North Plan Development (TC-5) zoning district to city code (section 31-145 f); (2) a small-scale amendment to the city comprehensive plan future land-use map (pursuant to Section 163.3187, Florida Statutes) to redesignate an approximate 26.5-acre tract on the northeast corner of Biscayne Boulevard and NE 213th Street from Business and Office to Town Center; (3) an ordinance to amend the official zoning map to rezone the same approximately 26.5-acre tract from Community Business District (B-2) and Medical Office District (MO) to Town Center North Plan Development (TC-5); and (4) an ordinance to change zoning of an approximate 3.7-acre parcel east of that corner from Medical Office District (MO) to Community Facilities District (CF).
Motions and votes: For the TC-5 code amendment (Item 6a) Vice Mayor Friedland moved to defer and Commissioner Bloom seconded; the roll-call vote was unanimous. For the small-scale future-land-use amendment (Item 6b) Commissioner Cruz moved and Commissioner Orlinski seconded; the vote was unanimous. For the rezoning of the 26.5-acre tract (Item 6c) Commissioner Blachman moved and Commissioner Bloom seconded; the vote was unanimous. For the rezoning of the 3.7-acre parcel to CF (Item 6d) Commissioner Ames moved and Commissioner Bloom seconded; the vote was unanimous. The clerk read each ordinance title into the record before the motions to defer.
Why it matters: Together the items would change comprehensive-plan designations and zoning for an assemblage of parcels along Biscayne Boulevard and could shape the range of future uses and development standards applied to that property. No substantive debate or public comment occurred on these items at the meeting; each was postponed for further consideration at the Feb. 4 meeting.
Next steps: The items are scheduled to return to the commission on Feb. 4, 2025. The commission did not take any substantive action other than to defer the matters.
