Lee County maintenance report: staffing, truck lights, boilers, lighting and building projects

The Lee County Facilities and Maintenance Committee received its monthly maintenance report covering staffing, equipment upgrades and multiple facility projects across county buildings.
Eric, a maintenance department staff member, summarized operations and ongoing projects. "Really what's happened this week, maintenance truck, all the maintenance trucks, we have 4, all the strobe lights or new strobe lights are going to be installed," he said, reporting that one truck is finished and two or three more will be done soon.
Why it matters: the report covers public-facing facility systems (heating, lighting, safety equipment) and projects that affect courthouse operations and public access.
Staffing and routine operations
Eric reported that the department recently hired a new maintenance tech II, Zach Taylor, on the 26th, and that a newly hired custodian started Monday. "So we are kind of full staff right now," he said. He also reported three short snow-removal events this season and estimated, "We've gone through maybe a 100 bags of salt so far this year. The last 2 years, it's been roughly 29,300 bags." (Transcript figure provided by staff.)
LEC and mechanical systems
At the Law Enforcement Center (LEC) maintenance staff said a 2.5-inch supply line to a boiler was patched while waiting for a longer-term replacement. Eric noted the facility was taken into county possession in November 2019 and said some components are now out of warranty. He listed other LEC issues including filter replacements, a failing oven control board, and a need to consider additional water treatment beyond existing softeners to protect fixtures and electronics.
Lighting, HVAC and ceilings
Staff reported 18 lights in stock for replacement and scheduled a fourth-floor lighting project tentatively for the week of the 20th, to avoid courtroom scheduling conflicts. Eric said the county will replace 2x4 fixtures with 2x2 fixtures and will inspect above drop ceilings to confirm insulation in courtrooms after a judge raised echo concerns.
Flooring, furnishings, cameras and security
Eric said flooring work for the fourth floor is being prepared to go out to bid, with hopes to issue the solicitation by the end of the month. Maintenance completed furniture build-outs for the health department and state's attorneys and will run power and data for multiple TVs. The second-floor expansion space fence for the Department of Corrections holding area is complete; one camera for that space is on order and sheriffs' staff will provide installation labor.
Old jail building and garages
At the former jail (FMD/old jail) maintenance staff reported a garage roof replacement under way, metal work and gutters to finish in the coming weeks, and installation of five new garage doors and openers.
Preventive maintenance and work orders
Committee members discussed preventive maintenance contracts and the department's practice of addressing emergent repairs. One committee member requested that any single work order over $2,500 be recorded on the county form in the system so larger purchases follow established procurement steps.
Meeting actions
The committee approved the minutes from the Dec. 10 Facilities and Maintenance Committee meeting; the minutes "will stand as presented," a member said. The meeting adjourned on a motion from Dean and a second from Jack; the chair called for "all in favor" and vocal aye votes followed.
