Madison City Planning Commission approves plat amendment to combine parcels at 117 Saint Michaels Avenue for garage

The Madison City Planning Commission on Jan. 13 voted to accept application PCAF-24-17 from applicant Dwayne Robb to amend the final plat for parcel ID 39-13-02-134-028.000-007 at 117 Saint Michaels Avenue so the owner can build a garage behind the house.
The change would combine two parcels to create a single lot that can accommodate a rear garage accessed from the alley. The applicant and a neighbor said the previous garage spanned both parcels. Planning staff told the commission the structure had been demolished and that the amendment is intended to allow construction of a new garage in the rear of the property.
Commissioners asked no substantive questions about the proposal and there were no members of the public who spoke in opposition during the hearing. The commission’s motion to accept the application was approved on a roll-call vote.
The action does not by itself authorize building permits or relief from setback rules; standard permitting and any required historic-district approvals remain separate steps, the commission and staff noted.
The commission moved quickly to the next agenda item after the vote.
