The recommendation followed a staff presentation and an applicant overview from Sean Hamill of United Engineering Group and included explicit conditions around roadway and fire-access phasing. Commissioners said the plat should proceed only after required off-site and on-site circulation improvements and other staff conditions are addressed.
Mesquite Trails is a multi-phase planned-unit community originally platted after annexation; staff said Phase 2 covers parcels 18 through 22 and is the second of four phases. The overall Mesquite Trails community was described in the meeting as roughly 638 acres; town staff said total project buildout is 2,552 homes.
