Council adopts Lakeview PUD zoning change and vacates obsolete subdivision plat

The Loveland City Council adopted two ordinances on second reading affecting property near Boyd Lake: the council approved updated zoning for the Lakeview planned unit development (PUD) and vacated parts of an older subdivision plat that the city and developer said were obsolete.
Development Services staff described the package as a cleanup and update of an existing PUD to allow a new development pattern. City staff and the applicant confirmed the property lies outside the airport noise contours used by the Fort Collins–Loveland Municipal Airport and therefore does not meet the usual thresholds for mandated structural noise mitigation. The applicant said it will include disclosure language on plats and closing documents to notify future homeowners about airport overflights.
Traffic and design impacts were discussed briefly. The City traffic engineer said the existing transportation network, including Boyd Lake Avenue, can accommodate the additional trips expected from the PUD as proposed. Several public commenters urged caution about airport noise and the size of the development’s unit counts; one speaker called for clear disclosure to buyers and careful accounting of acreage that is not buildable.
Council approved Ordinance 6747 (zoning amendment and associated Lakeview zoning document) and Ordinance 6748 (vacation of portions of the final plat of Boyd Lake North 7th subdivision) on second reading by unanimous roll calls.
City staff said the developers provided the Metro District service plan for council review and that Metro District matters are handled separately; councilors asked staff to ensure disclosure about district levies and service plans is available to prospective buyers.
