The Columbia Municipal Planning Commission voted to defer action on a rezoning application for a 5‑acre tract at Riverfront Road and Taylor Bend after the applicant requested more time to consult with neighborhood groups.
The item, a request from Greg Gamble to rezone tax map 90, partial 7.12 from a planned unit development (PUD) to CD5 Urban Center Character District and to revoke the water’s edge in the Taylor’s Bend PUD, was discussed by staff and the commission. Paul, a planning staff member, said the applicant had held or planned additional homeowners’ association meetings and was considering adjustments to the concept plan. Paul cautioned that changes discussed in neighborhood meetings would not bind the outcome of a straight‑zone application, since the base zoning would allow the maximum uses permitted in CD5 unless an applicant returns with a revised PUD.
After discussion, a motion to grant another deferral — to allow the applicant to continue neighborhood outreach and prepare any adjusted materials — was made and seconded. The commission recorded unanimous ayes and deferred the matter to the next scheduled meeting in February per the applicant’s request.
Planning staff told commissioners they would follow up with the applicant to ensure the public understands the legal effect of a straight rezoning versus a PUD amendment.
The commission did not take further action on the zoning map amendment at this meeting.
