The Longview City Planning Commission voted to approve the final plat for Mount Solo Phase 6, a continuation of the long-running Mount Solo subdivision project that adds 29 building lots, a public stormwater tract and a private tract containing a stormwater easement.
Staff said the phase completes the Mount Solo project, which was developed in several iterations and phases. The presentation said the submittal includes required infrastructure improvements, completion of Henderson Way to connect to an earlier stub and the construction of Sadie Lane, a cul-de-sac serving several lots. Public Works is holding warranty bonds for outstanding construction items and staff reported those items have been addressed by the developer.
The approval from the planning commission was unanimous. A commission member moved to approve the minutes earlier in the meeting and, after discussion on the plat, a motion to approve the final plat was made, seconded and carried with voices of “aye.” The commission’s approval will be forwarded to the City Council on Jan. 23 for final action and recording; staff said the city engineer and executive office will coordinate signatures once the council acts.
Staff also said the subdivision’s private nonpublic infrastructure, including certain stormwater facilities, will be maintained by a homeowners association organized separately from earlier Mount Solo phases because a different builder will develop the new lots. The presenter noted site visits and minor remaining surface cleanup but said none of those items preclude plat approval. The developer’s representative was present at the meeting, according to staff, and available to answer questions.
The commission did not attach additional conditions beyond the standard warranty bonding and recording requirements noted by Public Works. No ordinance, statute or other regulatory citation was cited in the discussion beyond references to routine Public Works inspection and bonding practices.
The planning commission’s action completes the local approval step prior to City Council signature and recordation; staff said the final administrative steps (signatures, recording) will follow the council’s expected approval.
