The City of Friendswood Planning & Zoning Commission on Jan. 9 approved the Wild Pines preliminary plat, a subdivision that will create two residential lots from an 11.135-acre tract generally located at 400 Fencepost.
Planning staff reported the acreage and existing historic configuration date to an early subdivision and noted both new lots will have access from Fencepost Road. Utilities will be extended to serve the lots; septic systems will be used for sewer, and the plat includes a fire-truck turnaround for safety purposes. Staff told commissioners the proposed lot dimensions exceed the zoning district’s minimum requirements and that the plat had been reviewed by staff and recommended for approval.
Christian Hoffermer, the applicant representing the property owner (Mr. Smith), said the request is to create two large residential lots and described the design as a typical subdivision split: "Basically just, like she said, two lots out of one."
Commissioners asked one question about whether the cul-de-sac turnaround would adequately serve both lots and staff confirmed it would. The commission voted to approve the preliminary plat; the motion passed by majority (no roll-call tally appears in the meeting record). Technical steps, including final plat recording at Galveston County and any required utility extensions, will follow.
