Board schedules final review for Jandro cabins site design on Old Washburn Road

Applicant Amanda Jandro presented a site design package for two short‑term rental cabins on a 36‑acre parcel on Old Washburn Road. The planning board reviewed the conceptual plans, septic designs and site layout and voted to schedule a final review at the board’s next meeting.

Jandro said the parcel is largely open field with light tree cover at the front, and that one cabin may be constructed this year with a second added later. The cabins are planned at 24 by 36 feet; septic designs were included in the packet (20x40 designs referenced). Utilities will be underground; potable water will come from a private well. Jandro said she will apply to Public Works for a curb cut; staff confirmed the road is a city road, not a state highway, so the city handles curb‑cut approvals.

Penny reviewed the checklist with the board and noted shoreland zoning does not apply to the parcel. The applicant agreed to add a north arrow and any additional plan annotations requested by staff; the applicant said she can supply an 11x17 reduced set of plans if the board waives the larger copy requirement for this straightforward project.

Motion and vote: A motion to schedule a final review at the next monthly meeting was made, seconded and passed by voice vote (affirmative votes recorded by multiple members present).

Why it matters: The project proposes short‑term rental units near ITS trails and will require final site plan review, curb‑cut approval and building permits. The board’s scheduled final review moves the applicant toward permit readiness while leaving remaining technical items for the final submission.
