The Smyrna Planning Commission voted Jan. 9, 2025 to approve the preliminary plat for Maple Farms, a three-phase residential development on Rock Springs Road, after staff confirmed the plat matches the previously approved PRD layout and that many initial comments have been addressed.
Staff said the plat covers all three phases across approximately 40.34 acres. Several standard comments (development agreement items, utility locations and dimensions) remain; staff reported that comments regarding drainage structures, easement labeling and maximum building heights had been addressed and removed from the outstanding list. Remaining comments include locating the sewer main extension to the western property line where topography may necessitate relocation and showing a crosswalk at Triana Lane. Staff also asked the applicant to standardize easement labeling to read "PUDE" (public utility and drainage easement) rather than labels that included an additional "A" for access.
Staff noted the plat includes the sidewalk along Rock Springs Road that had been discussed previously and shows an additional internal walking path. The commission approved the plat with staff comments; the transcript records a voice vote approving the motion.
Why it matters: Approval of the preliminary plat advances the project toward final plat and permitting; the staff comments identify utility, drainage and pedestrian improvements that must be resolved as the project proceeds to final engineering and recording.
