The Tooele City Planning Commission on Jan. 8 approved a preliminary subdivision plan and a site plan for an eight‑unit townhome development at the southwest corner of 1200 North and 680 West (Lot 106, Lehi Towne homes). The parcel is approximately 1.3 acres and is zoned MR‑16 (multifamily residential, 16 dwelling units per acre). Both motions carried 7‑0.
Planning staff described the proposal as an extension of nearby townhomes under construction and said the preliminary subdivision creates individually owned townhome lots with limited common areas for driveways and patios. “Property itself is about 1.3 acres,” Mr. Agard told commissioners, and he explained the MR‑16 zone facilitates private ownership of townhomes; the plan includes a large stormwater detention basin on the north side of the buildings that collects runoff from the development.
Staff said the preliminary subdivision and the site plan meet Tooele City’s lot‑size, landscaping, and multifamily residential design standards. “Staff has reviewed the site plan. We are confident that it meets all of the requirements of the Tooele City multifamily residential design guidelines,” Agard said, noting the front facades exceed brick requirements and the design includes articulation and drought‑friendly landscaping.
For the preliminary subdivision plan (application number 202‑4052, presented by Dave Irving for Building Dynamics), Commissioner Hammer moved for approval; Commissioner Anderson seconded, and the commission voted 7‑0. For the site plan for the same parcel (Lehi Towne homes, lot 106), the commission likewise voted 7‑0 to approve the plan based on the staff report’s findings and conditions.
Staff noted ordinary housekeeping conditions from the report and that some common areas and the stormwater basin would be landscaped and include amenities. No members of the public spoke on the items, and commissioners recorded no additional conditions beyond those in the staff reports.
