ARB moves 420 N. Cassidy proposal to BZAP, requests remand back to ARB for final design

The Architectural Review Board voted Jan. 9 to move the proposal for 420 North Cassidy (BZAP 2450) to the Board of Zoning and Planning (BZAP) and requested that BZAP remand the application back to ARB for final design review and issuance of a Certificate of Appropriateness.
Applicants and project team representatives described the project as a mixed program that includes a community-oriented ground-floor commercial/assembly space that staff and the board say is intended to support the senior center and generate stronger daytime and evening activity at the corner. The design team said they reduced the overall footprint by about 10% during revisions and added a trellised amenity courtyard and larger storefront glazing at the Cassidy-facing elevations to improve street activation.
Board members praised the progress since earlier reviews but requested more detail on the ground‑floor storefront treatments, the masonry base/water table detailing, awnings, and the quality of precast/cast stone so the first-floor detailing reads well at pedestrian scale. The ARB voted to forward the application to BZAP without final certificate but with a requirement that final design come back to ARB for approval.
