ARB issues Certificate of Appropriateness for addition at 470 South Parkview with conditions

The Bexley Architectural Review Board on Jan. 9 approved a certificate of appropriateness for an addition to the original structure at 470 South Parkview (ARB 2435), returning the project to the ARB with specific conditions after earlier review and a BZAP variance approval.
Staff reminded the board that the project had previously appeared in November and that the Board of Zoning and Planning (BZAP) approved the variance (not unanimously). Staff said the applicant had revised the massing and window patterns to better reference the original house and that some construction details remained to be finalized.
The ARB’s approval was conditioned on: final design details to be reviewed and approved by the city’s design consultant; selection of more natural color tones to better blend with the original structure; and use of a slate-line architectural asphalt shingle on the main roof rather than metal. Staff will review the covered entry detail and terrace/deck materials as part of that follow-up.
The motion for approval was made on the record, seconded, and passed by roll call.
