The Decatur City Board of Zoning Appeals voted to grant a special exception to National Oil and Gas for property at 304 North 8th Street in an I2 (Industrial Expansion) district.
The decision allows National Oil and Gas to use the site for dry storage of packaged products and drones, to park a vehicle inside during winter months and to move the site fence to improve ingress and egress for its transport truck, with the applicant stating plans for later bulk-plant piping and tank upgrades. Rob Mosher, president of National Oil and Gas, told the board the facility is "fairly old" and that planned work would bring it "up to standards." Board members made affirmative findings of fact and verbally granted the petition.
The board applied Decatur City Code provisions concerning I2 districts and special exceptions and ran through the required findings of fact on utilities, traffic, property impacts and compliance with Section 150.263 before announcing the petition was "granted." During discussion, board members asked about the nature of the "dry storage"; Mosher described it as "packed with oils, quart drums" stored in a heated building to avoid freezing. Mosher said he did not expect a significant increase in truck traffic as a result of the purchase and modernization.
The board received no public opposition during the hearing. The board chair and members voiced agreement on each finding before announcing the approval.
The board signed the decision and informed the applicant he could proceed with the approved special-exception use.
