Commissioners adopt amended growth-allocation resolution adding 63.4 acres to zoning map

The Kent County Board of County Commissioners voted Jan. 9 to adopt an amended growth-allocation resolution that adds 63.4 acres to areas eligible for growth under the county's new zoning map.
Jamie Gerber (presented by county planning staff), described a late discovery of an additional parcel associated with a marina operation — previously referenced as Sailing Emporium and now part of Haven Harbor South — that staff had omitted from the resolution submitted in December. Gerber told the board the parcel’s inclusion is “consistent with the growth allocation policy” and that staff reviewed potential habitat and resource impacts prior to recommending the change.
The board opened a public hearing on the amendment and received no public comment. After closing the hearing, a commissioner moved to adopt “amendment resolution 2024-14 to grant 63.4 acres of growth allocation for the reference areas of the new zoning map.” The motion received a second and passed on a voice vote.
County staff said the amended resolution will be forwarded to the Maryland Critical Area Commission for its final review. The action is administrative: it updates the county’s submittal to the state commission to include the additional marine-zoned acreage and does not itself change zoning until the Critical Area Commission completes its review.
