ACC denies 101 Polo Park Drive new-construction plan, citing steep driveway and tree/root concerns

Joel, ACC staff, presented revised plans showing a reduced footprint compared with earlier submissions. Committee members said the revised footprint moved the house away from some trees but that the driveway would remain very steep in the current arrangement and that the location of a utility/water access trench appears to run between a 33-inch cedar and a 23-inch cedar.
Members asked for a complete tree-removal plan (with proposed mitigation and species for replanting), clarification on the back patio materials, explicit specification that the garage door will match the siding color (or an explicit accent-location statement), and assurances that water/sewer trenching would avoid damaging tree roots. The ACC also requested an updated tree-canopy plan and a new arborist assessment if water connections must trench near the large trees.
The motion to deny was made by ACC member John. The denial carried on a voice vote; the committee said it will reconsider when the applicant submits an updated package addressing driveway mitigation, tree protection/trenching strategy and any necessary landscape changes.
