Planning board hears three preliminary lot‑line adjustments on Middleton Road and Clark Road; TRC scheduled

At a preliminary consultation the Wolfeboro Planning Board reviewed multiple minor lot‑line adjustments and directed applicants to the Technical Review Committee (TRC) for formal review.
Randy Catereaux of Norway Plains presented a boundary‑line adjustment for Eric and Paula Lewis (Middleton Road). Catereaux said the front farmhouse lot is currently about 2.4–2.5 acres and the proposal adds roughly 1.5–1.6 acres to create a near‑four‑acre lot. The project team requested waivers for detailed soils and wetlands delineation on the larger 70‑acre parcel because those areas already have an approved septic design and the impacted parcels are developed. Catereaux said the front lot already has town water and the existing farmhouse lot met state and prior town approvals in 1991. He noted a stone wall along an interior line that the team located after producing the initial plans; the revised plans may change acreage by less than a hundredth of an acre.
Separately, Catereaux presented a minor lot‑line adjustment at 66 and 70 Clark Road for Nancy Jones and Curtis and Vanessa Peterson. The proposal would annex about 0.15 acres to the back of Nancy Jones’ lot. Catereaux said both lots are served by town water and sewer; the Peterson lot was about 0.48 acres and technically nonconforming, but the proposed annexation would make that lot conforming to the village district standards. The applicant adjusted the new line to preserve a shed with a 10‑foot clearance and will place one new monument.
Board members asked questions about stone walls, existing paths, and whether the applicants would appear at TRC. Catereaux said both projects would go to the TRC the following morning and that the Lewis application may supply a very small revision to the plans after fielding a more precise stone‑wall location.
Because these were preliminary, nonbinding consultations the board did not take final votes; both items were submitted formally that day and scheduled for TRC review and subsequent public hearings (one applicant aiming for the February 11 planning board agenda).
