Wolfeboro Planning Board members heard a preliminary site plan amendment for the Wolfeboro Area Recreation Association (WARA) at 10 Trotting Track Road that would enlarge a previously approved athletic facility from roughly 20,000 square feet to about 25,000 square feet so the design can include an elevated interior walking track.
The applicant team — Frank (construction manager, Milestone Construction), Jessica Jacobson (site civil engineer, Wilcox & Barton) and Doug Proctor (architect) — told the board the extra width (about 25 feet) allows a raised track around the perimeter while preserving space below for athletic courts. Jacobson said the site civil work was sized to handle the larger roof, noting a “drip edge” system around the building will collect roof runoff and convey it to proposed detention designed to infiltrate in the sandy soils on the site.
Board members asked about building rotation, excavation and placement of a fire cistern. Proctor said the building was rotated slightly to reduce cutting into the hillside and to minimize disturbance; the design also leaves room for a fire cistern uphill of Trotting Track Road so it can be filled with potable water and provide head pressure for a fire pump inside the building. Jacobson said the cistern would be filled with potable water and topped occasionally via a slow fill line; it will not be filled by building runoff.
Next steps: The team will attend the Technical Review Committee (TRC) meeting the following day and anticipated returning to the planning board at its February meeting (beginning of February) for a formal site plan application.
