The Concord Township Council voted to approve a combined preliminary/final land development plan for the Celebrate School of Glen Mills, contingent on compliance with township engineering review, fire marshal requirements and other recorded conditions.
The resolution approves the plan subject to: compliance with the Pannoni review letter dated Dec. 9, 2024; compliance with the fire marshal’s email dated Nov. 15, 2024; resolution of outstanding administrative items with the township and PennDOT prior to construction; submission of plans in an acceptable electronic format; maintenance of lighting and landscaping per the recorded plan; provision of a lighting plan and fire‑marshal-required details for additional review; entry into a development and improvement security agreement prior to final plan release; relocation of fencing and the playground to meet the required front-yard setback; and one waiver from section 169H to permit a joint preliminary/final subdivision filing.
Township staff and the applicant indicated the playground area was reduced to meet required setbacks; the final plan will include a lighting and landscaping plan and required securities before recording. The council approved the resolution by voice vote after reading the required conditions into the record and the applicant confirmed agreement with the conditions.
