The Nantucket Affordable Housing Trust on Jan. 7 approved two closing‑cost assistance awards for Habitat for Humanity homes at 5A and 5B Wake Drive and completed routine procedural business including approval of the meeting agenda and multiple sets of minutes.
Trust members voted by roll call to approve up to $15,000 in closing‑cost assistance for the Kapin (spelling in application: Kapin) application at 5A Wake Drive, with any unused funds to be returned to the trust. The motion to approve 5A was made by Tom Dixon (member) and seconded by Abby De Molina (member); Brian Sullivan (chair) offered a friendly amendment to set the $15,000 cap. The roll call recorded ayes from Abby De Molina, Penny Dye, Tom Dixon, Chantal Murphy, Meg Bowers, Boris Bell and Brian Sullivan and the motion carried.
The trust then approved a substantially identical award for the Cunningham application at 5B Wake Drive. Tom Dixon moved and Abby De Molina seconded; the roll call again recorded ayes from the same members and the motion carried.
Earlier in the meeting the trust approved the agenda and approved minutes for the weeks of Nov. 19, Nov. 25, Dec. 3, Dec. 17 and Dec. 23. The agenda approval passed by roll call (ayes: Meg Bowers, Abby De Molina, Penny Dye, Forrest Bell, Tom Dixon, Brian Sullivan). The minutes approval passed after one member asked to hold their vote; the roll call ultimately recorded ayes from Meg Bowers, Abby De Molina, Penny Dye, Boris Bell, Tom Dixon and Brian Sullivan.
At the end of the public session the trust voted to adjourn the regular meeting and move into executive session for bargaining/negotiation matters. Tom Dixon moved to adjourn into executive session; Chantal Murphy seconded. Roll‑call votes were recorded and the motion passed (ayes recorded from Chantal Murphy, Meg Bowers, Penny Dye, Abby De Molina, Brian Sullivan and Tom Dixon).
Applications and amounts
• 5A Wake Drive (applicant listed in packet as Milliana Kapin/Kapin): motion approved for up to $15,000 in closing‑cost assistance; any unused funds to return to the trust.
• 5B Wake Drive (applicant listed in packet as David Cunningham): duplicate motion approved; funding level as above.
Context and procedure
The trust clarified a typographical error in the packet (one application listed 5A, the other 5B) and confirmed both properties are Habitat for Humanity homes. The Kapin (5A) motion included an explicit cap of $15,000 added as a friendly amendment before the vote. All votes were taken by roll call as required for remote meetings.
