The Fort Lauderdale Board of Adjustment approved a variance request to allow an existing carport at 909 Southwest 19th Street to remain closer to the side property line than the standard setback, and to permit a slightly larger overhang than the code’s allowance.
Contractor Bilal Sala, representing the homeowner, told the board the existing carport sits 0.28 feet inside the required 5-foot side setback (about 4.72 feet measured) and that an overhang exceeds the allowable encroachment by roughly 4.1 inches. He asked the board to legalize the existing condition so the homeowner could complete permit review and close out the pending building permit.
Staff and the board flagged a discrepancy between the survey, which shows the existing carport’s 4.72-foot setback (the dimension noticed), and the applicant’s proposed site plan, which included a garage footprint with a 4.1-foot setback. Staff explained the board may act only on the condition that was noticed (the existing carport dimensions on the survey), and that any new construction matching the proposed plan would require a corrected application and re-advertisement.
A neighbor who lives across the street at 912 Southwest 19th Street urged approval, noting the work is minimal and would affect only inches of setback. Homeowner Brian (Bridal) Campbell testified the enclosure would increase privacy and security and “add a little curb appeal.”
Board members approved the variance as noticed for the existing carport and overhang (the dimensions shown on the survey), and the board clarified the approval does not automatically apply to the larger garage footprint shown on the applicant’s separate/site plan. The motion to approve variances for ULDR sections cited in the application passed on roll call.
