Commissioners approve rezoning to revive Schenville Road country store

Iredell County commissioners on Jan. 7 approved a zoning map amendment and an amendment to the county—s 2045 Horizon Plan to rezone approximately 1.769 acres along Schenville Road so an existing, long-vacant store can be rehabilitated and reopened as a neighborhood business.
County staff presented the request and recommended approval. The Planning Board voted 9-0 to recommend the change. Commissioners said the rezoning would expand an existing neighborhood-business district, help revitalize an abandoned commercial structure and provide services to the surrounding rural area.
Staff member Todd told the board the parcel includes an older building in the southeast quadrant of the site and that the request would expand the existing MB (neighborhood business) zoning to include the parcel. The land-use plan currently designates the area for low-density residential uses, so the board also approved an amendment to the adopted 2045 Horizon Plan to accommodate the rezoning.
Robert Gates, the property owner affiliated with RHG Development Company, LLC, told the board he grew up in the area and said the building was the community—s former Shem store. "Our goal is to try and revitalize that and turn it back into a country store and just serve the community in that area," Gates said, noting local support for reopening the business.
No members of the public registered opposition during the hearing, and staff said they had received no phone calls of concern.
Motion and outcome: Commissioner Haupp moved to approve the zoning map amendment and the 2045 Horizon Plan amendment, citing the expansion of the existing MB district and the anticipated revitalization of the abandoned structure. The motion passed with all commissioners voting in favor.
The decision requires a formal amendment to the county—s 2045 Horizon Plan to reflect the change from low-density residential to neighborhood business for the parcel. The board did not specify timelines for building permits or other subsequent approvals related to renovation.
